Welcome to Norden Countryview Resort (“Resort,” “we,” “our,” or “us”). These Terms and Conditions govern your use of our website, reservation system, and stay at the Resort. By accessing our website, making a reservation, or occupying a site, you agree to be bound by these Terms.

If you do not agree, please do not use our website or facilities.

1. Reservations & Eligibility

Guests must be 18 years or older to make a reservation.

All reservations are subject to availability and acceptance by the Resort.

Providing false or misleading information may result in cancellation without refund.

2. Rates, Payments & Fees

Rates are subject to change without notice.

Payment is required in advance unless otherwise agreed in writing.

Monthly guests may be subject to additional deposits, background checks, or agreements.

Electric usage may be sub-metered and billed separately where applicable.

Returned payments or chargebacks may result in additional fees or termination of stay.

3. Cancellations & Refunds

Cancellation policies vary by reservation type and length of stay.

Refunds, if any, are issued at the discretion of the Resort and according to posted policies at the time of booking.

No refunds will be given for early departures, weather conditions, or voluntary termination of stay.

4. Resort Rules & Conduct

Guests agree to comply with all Resort rules, including but not limited to:

Speed limit enforcement

Quiet hours

Pet policies (including leash requirements and cleanup)

No free-roaming pets

No illegal activity

Respect for staff, guests, and property

Failure to comply may result in immediate removal without refund.

5. Long-Term & Monthly Guests

Long-term stays do not create a landlord-tenant relationship.

Guests acknowledge their status as licensees, not tenants.

Nonpayment, rule violations, or misrepresentation may result in termination of occupancy under Texas law.

Bankruptcy claims do not automatically prevent removal for nonpayment or rule violations.

6. Utilities & Services

Electric, water, sewer, internet, and other utilities are provided as a convenience.

Service interruptions may occur due to maintenance, weather, or third-party providers.

The Resort is not liable for outages or reduced performance, including Wi-Fi speed or availability.

7. Internet & Wi-Fi Use

Wi-Fi is provided “as-is” with no guarantee of speed or reliability.

Guests agree not to use the network for illegal activity.

The Resort is not responsible for data loss, security breaches, or device damage.

8. Vehicles, RVs & Property

RVs must be in good working condition and approved by management.

Vehicles must be parked only in designated areas.

Storage buildings, decks, or modifications require prior written approval.

The Resort is not responsible for theft, damage, or loss of personal property.

9. Liability & Assumption of Risk

Guests acknowledge that staying at an RV resort involves inherent risks, including but not limited to:

Uneven ground

Weather exposure

Wildlife

Fire pits, grills, and recreational amenities

By staying at the Resort, guests voluntarily assume all risks and release the Resort from liability to the fullest extent permitted by Texas law.

10. Indemnification

Guests agree to indemnify and hold harmless Norden Countryview Resort, its owners, employees, and agents from any claims, damages, losses, or expenses arising from their stay, actions, or violations of these Terms.

11. Termination of Stay

The Resort reserves the right to terminate any stay without refund for:

Nonpayment

Rule violations

Unsafe or disruptive behavior

Illegal activity

Misrepresentation

12. Website Use

Website content is provided for informational purposes only.

We do not guarantee accuracy, availability, or uninterrupted access.

Unauthorized use, scraping, or reproduction of website content is prohibited.

13. Third-Party Services

The Resort may use third-party platforms for bookings, payments, communications, or amenities. We are not responsible for third-party service failures or policies.

14. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any disputes shall be resolved in the appropriate courts located in Texas.

15. Changes to Terms

We reserve the right to modify these Terms at any time. Updated terms will be posted on our website, and continued use of the Resort constitutes acceptance of the revised Terms.
