These Park Rules & Regulations (“Rules”) apply to all guests, visitors, and occupants at Norden Countryview Resort. These Rules are governed by and construed in accordance with the laws of the State of Texas.
Occupancy at the Resort is a temporary, revocable license to use a site and is not intended to create a landlord–tenant relationship under the Texas Property Code.
By entering the property and/or booking a stay, you agree to comply with these Rules.
GENERAL RULES
• Observe and obey all posted signs and directions from management.
• Speed limit throughout the resort is 10 MPH.
• Quiet hours are from 10:00 PM to 8:00 AM. Excessive noise is not permitted at any time.
• Respect guest privacy. Do not walk through occupied sites.
• For safety reasons, building doors must remain closed.
• No glass containers are permitted outside of RVs or vehicles.
• Fireworks of any kind, including sparklers, are strictly prohibited.
• No soliciting or illegal activity.
• Management reserves the right to modify these Rules at any time.
CHECK-IN / CHECK-OUT
• Check-in: 2:00 PM
• Check-out: 11:00 AM
• Late departures may result in additional charges.
GUEST REGISTRATION & OCCUPANCY
• All guests and visitors must be registered with the office prior to entering the premises.
• You are responsible for the behavior of your visitors at all times.
• Monthly Rates are based on double occupancy (2 guests).
• Additional occupants are subject to fees:
– $4 per night
– $20 per week
– $60 per month
• Maximum occupancy is 6 people per RV/site.
• Resort amenities are for registered guests only.
• Guests age 18 and older may be required to pass a background check prior to booking.
• RVs must be 10 years or newer unless approved in advance by management.
PAYMENTS & LATE FEES
• No refunds or prorations are provided if a stay is shortened.
• Monthly service fees are due on the 1st of each month.
• A $25 late fee will be charged on the 5th day delinquent for service fees and/or electric.
• Beginning on the 6th day delinquent, an additional $10 per day late fee will accrue until paid in full.
• Accepted payment methods: Cash, Credit/Debit Card, or Check.
• A 3% processing fee applies to all credit and debit card payments.
• Returned checks are subject to a $45 fee plus applicable late fees. Check payments may be restricted thereafter.
• After-hours payments may be placed in the secure payment drop box.
• Rates and fees are subject to change without notice.
SITES & UTILITIES
• Site rent includes water, sewer, trash, and Wi-Fi. Electric is submetered and billed separately.
• Sewer connections must be properly sealed and operated in a sanitary manner consistent with Texas requirements.
• Use of a sewer ring/connector is required where applicable. Sewer hoses must be elevated with a sewer stand.
• Guests are responsible for protecting all hoses, cords, and connections.
• Water is not permitted to leak from RVs or hoses.
• Use of a pressure regulator is strongly recommended.
• Wi-Fi availability and speed are not guaranteed.
• Guests may occupy only their assigned site.
RV SETUP, OUTDOOR ITEMS & APPEARANCE
• Use RV jacks only. No alternative supports unless approved by management.
• Only steps attached to the RV are permitted.
• Decks are allowed only with prior management approval and require a $600 refundable deposit.
• No tents, screened rooms, tarps, or clotheslines.
• Outdoor storage bins and fifth-wheel skirts require prior management approval.
• No storage under or around the RV or site.
• No outside refrigerators, freezers, window A/C units, exercise equipment, or loose tires.
• Sites must remain clean and orderly at all times.
• Decor and plants must not interfere with mowing or maintenance access.
• No digging, staking, tethering, or anchoring of any kind due to underground utilities.
• Satellite dishes must not be placed in areas subject to mower or equipment damage. No digging is permitted.
STORAGE BOXES & CONTAINERS
• All storage boxes must be uniform, weatherproof, and approved by management.
• Boxes must remain neatly placed and may not block utilities, roadways, or maintenance access.
• Excessive boxes, makeshift containers, or damaged boxes are not permitted.
• Management reserves the right to require removal of any box that does not meet appearance or safety standards.
VEHICLES, PARKING & TRAFFIC
• Speed limit is 10 MPH throughout the resort.
• Maximum of one RV and two passenger vehicles per site unless approved by management.
• No parking on grass, roadways, or in unassigned sites.
• Additional vehicles must be registered and parked in designated overflow areas.
• All boats and additional campers must be kept in overflow parking only.
• Overflow parking fee for boats and campers is $25 per month.
• Vehicles must be registered, operable, and in good condition.
• Inoperable or unregistered vehicles may be towed at the owner’s expense.
• No vehicle repairs are permitted on-site.
LEAKS, SPILLS & DAMAGE
• Motor oil, vehicle fluids, gray water, or black tank contents may not leak onto the ground.
• Cleaning fees may be assessed for spills and damage:
– Vehicle fluid spill cleanup: up to $150
– Sewer spillage cleanup: $200
CHILDREN
• Parents and guardians are responsible for the supervision and conduct of children at all times.
• Children must be supervised in all common areas.
• Minors must be supervised after 9:00 PM.
PETS
• Maximum of two pets per site.
• Pets must be on a handheld leash at all times when outside the RV, except in designated pet areas.
• No free-roaming pets, including cats.
• Pet waste must be picked up immediately and disposed of in a proper receptacle.
• A $25 fine per confirmed instance will be charged for failure to pick up pet waste.
• Aggressive behavior, continuous barking, or disturbances will not be tolerated.
• Pets may not be left unattended.
- All pets need to be registered with office and vaccinations up to date.
• No pet pens, fences, or ground staking.
• Pet owners are financially responsible for any damage caused by their animals.
FIRE SAFETY & SMOKING
• No open campfires unless expressly approved by management and only in approved, contained fire pits.
• Portable fire pits may be allowed only with management approval and must be kept away from propane and combustibles.
• Fire extinguishers are required inside all RVs.
• Generators are prohibited except during extended power outages or as approved by management.
• Smoking, including vaping, is prohibited in all buildings, pool areas, and designated common facilities.
TRASH & CLEANLINESS
• Trash must be bagged and disposed of in designated dumpsters.
• No bulk items, furniture, appliances, tires, or large debris may be disposed of onsite.
• Trash may not be stored outside of the RV or left at the site.
• Boxes must be broken down before throwing in dumpster.
ALCOHOL & CONDUCT
• Alcohol consumption is permitted at your site and in common areas where allowed.
• Public intoxication and disorderly conduct will not be tolerated.
• Threatening, abusive, or vulgar language may result in removal from the property.
FIREARMS & FIREWORKS (TEXAS NOTICE)
• Fireworks are prohibited.
• Where posted, management enforces applicable Texas trespass statutes, including Texas Penal Code Sections 30.05 and 30.07, regarding firearms on the property.
• Illegal activity of any kind is strictly prohibited and may be reported to law enforcement.
RIGHT TO REFUSE SERVICE / TERMINATE STAY
Management reserves the right to refuse service and/or terminate a guest’s stay for rule violations, non-payment, unsafe conduct, illegal activity, or behavior that disrupts the resort environment. Termination may require immediate departure and may occur without refund where permitted by Texas law. Management may also require relocation to another site for maintenance or operational needs.
MONTHLY STAY ADDENDUM
Guests staying 30 days or longer may be required to sign a Monthly Guest Addendum. Regardless of stay length, occupancy remains a temporary, revocable license and does not create a landlord–tenant relationship.
